Did You Know? How much your flat really worth?

想知道你所購買的房子的實際價值?當你看見樓價每天在攀升,是否心思思想應該賣了層樓賺番筆?

請不要用港幣或美元去衡量價值,因爲法定貨幣每天也在貶值中。

很簡單,只要用你當初買樓時的價格,除當時每盎士黃金買入價,跟今天你的房子樓價除以今天每盎士黃金,你就能計算自己房子現時真正的價值變動及可以換回多少盎士黃金。

假若你是五年前用350萬買入太古城則王675呎的房子,黃金爲638美元一盎士,相等705盎士黃金。今天這房子約值700萬($10000/呎),黃金價格爲1600美元,表面價值你是賺了350萬元,但實際上你只能得到564盎士黃金。那即是説你手上法幣
的購買力正在默默地下降。爲甚麼?當全世界政府都在濫發貨幣在追逐相同的貨物,價格自然上脹去平衡。

這就能解釋自古以來,爲甚麼黃金於每一個金融危機都能跑贏過度濫發的法幣 - 因爲她才是真正的金錢。

    1) original worth - purchased price/gold price at purchased
    2) Currently worth - market price/gold price at current value

    如果你的是收租物業不是爲買賣賺錢的,這條數只是譲自己有個了解銀紙貶值了多少。恭喜你有收租樓,希望你越來越多樓收租。

    Hi, appreciate your article,

    but i think one factor is not considered, that is the leverage on mortage.
    Because most case, people put a 30% deposit on housing, let say $300K for a $1MM apartment. And the apartment appreciate to $2MM in 5 yrs. The gain is 100% ($2MM - $1MM), while gold appreciate more than that, let say 150%.

    But, considering the leverage, the owner invested $300K 5 yrs ago to have a $1MM gain. The return is >300%, much more than 100%.
    So that is the powerful of leverage, but also a risk as well.
